Effective Strategies for Mitigating Mould in Residential Properties

Prevention Is Always Better Than Remediation

1. Prioritise Building Condition and Water Management

Water ingress is one of the primary drivers of mould growth. Regular inspection of mortar joints, drainage systems, window reveals and damp-proof courses is essential. Cracks in exposed facades, blocked guttering and failed sealant around windows can all allow moisture into the building fabric. Plumbing leaks and spills must be addressed immediately — even small leaks can create persistent dampness that fuels mould growth for months.

2. Improve Thermal Performance

Cold surfaces attract condensation, which provides the moisture mould needs to grow. Upgrading a building's thermal performance through wall insulation and double glazing raises internal surface temperatures and significantly reduces condensation risk. These improvements also reduce heat losses and energy costs — a win for both building condition and resident wellbeing.

3. Ensure Adequate Ventilation

Ventilation is the primary strategy for controlling indoor moisture levels. This means ensuring that windows can be opened effectively, mechanical ventilation systems are functioning properly, and air can circulate throughout the property — including in attics, crawl spaces and areas behind large furniture. For homes that have been built or retrofitted to be airtight, adequate mechanical ventilation is critical to avoid trapping moisture and creating conditions for mould or fabric damage.

4. Maintain HVAC Systems

Heating, ventilation and air conditioning systems can themselves become breeding grounds for mould if not properly maintained. Regular servicing, filter replacement and duct cleaning are essential for both mould control and overall indoor environmental quality.

5. Heat Properties Adequately

Warming indoor air increases its capacity to hold moisture in gaseous form. If the absolute moisture content stays constant, raising the temperature reduces relative humidity — lowering the water available for mould growth. Adequate heating is a relatively straightforward way to manage relative humidity and should be preferred over dehumidification, which is more energy-intensive.

6. Control Moisture at Source

Simple habits make a real difference: using lids on pots while cooking, squeegeeing shower screens after use, using extractor fans during and after bathing, and avoiding drying laundry on radiators without opening windows. Regular cleaning and dust removal also reduce the nutrient sources available for mould to colonise.

7. Get Construction Practices Right

For new builds, construction moisture is a significant and often underestimated factor. Water used during construction — in concrete, bricklaying and other wet trades — along with exposure to rain during the build process, can leave significant moisture within the fabric. This moisture must be allowed to dry out before the building is occupied, or it will contribute to early mould problems.
